Signs You May Have a Slab Leak

Hot spots on your floor (hot water line leak)

Sound of running water when all fixtures are off

Unexpected spike in your water bill

Cracks appearing in walls or floors

Wet or damp carpet with no obvious source

Reduced water pressure throughout the home

Foundation shifting or settling

Mold or mildew smell near the floor

Experiencing any of these? Call us or book online. We'll determine whether it's a slab leak or another type of water leak.

How We Detect Slab Leaks

1

Acoustic Listening

We place sensitive acoustic listening devices on the slab surface and listen for the precise sound of water escaping the pipe. Different leak types produce different acoustic signatures — experience matters here.

2

Thermal Imaging

Our infrared camera reads the temperature of your floor surface. A hot water line leak creates a warm area; a cold water leak creates a cool area. This confirms and narrows the acoustic reading.

3

Pinpoint Location + Report

We mark the precise location of the leak and document it with photos and written findings. Your plumber has everything they need to make a targeted repair.

Slab Leak Detection FAQs

What is a slab leak?

A slab leak is a water leak in the pipes that run beneath your home's concrete foundation (the slab). When these pipes develop cracks or pinholes, water can leak into the soil beneath your home — causing foundation damage, mold, and massive water waste.

How do you detect a slab leak without breaking concrete?

We use acoustic listening equipment to 'hear' the sound of water escaping the pipe beneath the slab. We also use thermal imaging cameras to detect temperature differences at the floor surface, and moisture meters to map wet areas. Between these tools, we can pinpoint the leak location precisely.

Do you repair slab leaks?

No — we are detection only. We locate and document the leak with photos and a written report. Your plumber uses our findings to make a targeted repair — cutting or tunneling only where needed, not guessing.

Why are slab leaks so common in Central Florida?

Many Central Florida homes were built in the 1970s–1990s with copper piping, which is susceptible to corrosion from Florida's soil chemistry and the chlorine in municipal water. Over time, pinholes develop and leaks form under the slab.

How long does slab leak detection take?

Most slab leak detection visits take 45 minutes to 2 hours depending on the size of the home and the complexity of the leak. We typically locate the leak on the first visit.

Is a slab leak an emergency?

It depends on severity. A large slab leak under a hot water line can saturate the soil and damage your foundation quickly — that's an emergency. A smaller pinhole leak may allow time to schedule. When you call, we'll help you assess the urgency.

Can a slab leak cause mold?

Yes. Chronic moisture beneath the slab can migrate up into your flooring and walls, creating ideal conditions for mold growth. Early detection prevents mold remediation costs.

What cities in Central Florida do you serve for slab leaks?

We serve Deltona, DeLand, Orange City, DeBary, Daytona Beach, Port Orange, Sanford, Lake Mary, Longwood, Altamonte Springs, Orlando, and all surrounding communities in Volusia, Seminole, and Orange County.

How do I know if I have a slab leak vs. another type of leak?

If you hear water running with no fixtures on, have a hot spot on the floor, or your water bill spiked with no visible leak, a slab leak is a strong possibility. We'll systematically check all possibilities during our inspection.

What do I get after the slab leak inspection?

You receive a detailed invoice with written findings, the precise location of the leak, and photos. Your plumber uses this to plan the repair without guesswork.

Suspect a Slab Leak?

Don't wait. Slab leaks worsen over time and can damage your foundation. Book online or call now — we'll find it on the first visit.
