Irrigation Leak DetectionFind what's wasting your water.
Central Florida's warm climate means irrigation systems run constantly — and when they leak underground, you're paying for it. We isolate each zone, test pressure, and pinpoint the leak source. Detection only (no repairs) means no upsell, just clear findings.

Signs of an Irrigation Leak
Water bill higher than expected despite normal use
Soggy or flooded areas in the yard when irrigation hasn't run
Low pressure in one or more irrigation zones
Visible standing water near irrigation heads
Brown or dead patches next to overly wet areas
Water running in the meter when irrigation system is off
How We Detect Irrigation Leaks
Meter & Zone Isolation
We start at the water meter and isolate the irrigation system from household plumbing to confirm the leak is in the irrigation. Then we test each zone individually.
Pressure & Flow Testing
We monitor meter flow while running each zone and look for zones with abnormal pressure drop or excessive flow that indicates a leak in that zone.
Location + Report
We trace the leak location within the affected zone and document it with photos and a written report for your irrigation technician.
Irrigation Leak Detection FAQs
How do irrigation leaks happen in Florida?
Central Florida's high water table, sandy soil, and intense UV exposure stress irrigation components constantly. Zone valves crack, lateral pipes break, and head seals degrade — often without visible symptoms until the water bill arrives.
How do you find an irrigation leak?
We run each zone individually and monitor water meter flow, look for pressure drops in specific zones, and inspect for soggy areas, unusual plant growth, or sinkholes that indicate underground water migration.
Do you repair irrigation leaks?
No — we are detection only. We find and document the leak location. Your landscaper or irrigation technician uses our report to make the repair efficiently.
Can an irrigation leak really drive up my water bill that much?
Yes. A broken zone valve stuck open can run for hours at a time. A cracked lateral pipe can lose thousands of gallons per week underground. Irrigation leaks are one of the top causes of unexplained high water bills in Central Florida.
How long does irrigation leak detection take?
A typical irrigation inspection takes 30–90 minutes depending on the size of the system and number of zones. We methodically check each zone.
Do you detect irrigation leaks for HOAs and commercial properties?
Yes. HOAs, commercial properties, and large landscaped properties are some of our most common irrigation calls. We can inspect large multi-zone systems efficiently.
What's the difference between a broken head and a lateral pipe leak?
A broken head is often visible and loses water above ground. A lateral pipe leak is underground and harder to detect without equipment. We find both.
My irrigation system has many zones. How do you know which one is leaking?
We isolate each zone individually and test meter flow while that zone is running. A leaking zone shows abnormal flow compared to non-leaking zones — we identify the exact zone.
Do you service irrigation systems in Volusia and Seminole County?
Yes — we serve all of Volusia, Seminole, and Orange County including Deltona, DeLand, Sanford, Lake Mary, Longwood, Orlando, Daytona Beach, Port Orange, and surrounding communities.
What do I get after the irrigation leak inspection?
You receive a detailed invoice with written findings, the zone or location of the leak, and photos. Your irrigation technician can use this to make a targeted repair.
